MartKam Digital Services Cleaning & Maintenance Contractors
Cleaning & maintenance contractors

Your website is the first thing
a property manager checks.

If it looks like a domestic cleaning site, that is what a building manager assumes you are. I build websites for cleaning and maintenance contractors who want commercial and communal work — so you look like the contractor you actually are.

The problem

Domestic-looking sites lose
commercial work by default

Most cleaning company websites are built for householders. Photographs of a kitchen worktop, a contact form, a price for a three-bedroom house. That is fine if domestic is the business you want.

It is a problem the moment you go after commercial and communal contracts. A building manager comparing three contractors is not asking whether you can clean. They are asking whether you can be trusted with a shared entrance hall, a stairwell and a bin store in an occupied block, with residents complaining if it goes wrong.

Nothing on a domestic-looking site answers that. So you get filtered out before anyone reads a word, and you never hear about it.

A site that reads as commercial, not domestic
Pages for each service and each area you cover
Room to show insurance, accreditations and method statements
Evidence of work in occupied, managed buildings
Google Business Profile set up for local commercial searches
Mobile-first — a manager checks you on a phone, on site
Contact routes that suit a procurement conversation
Before they shortlist you

What a property manager
actually looks for

Three things decide whether you make the shortlist. Most contractor websites show none of them.

01

Recent commercial work

Not a gallery of houses. Evidence that you already clean the kind of building they manage — communal areas, offices, blocks of flats — and that the work is recent.

02

Insurance and accreditations

Public liability, employer’s liability, any trade accreditations you hold, and DBS checks where they apply. A manager needs to see these before they can put you forward, not after.

03

Handling occupied buildings

Working around residents and staff, out-of-hours access, key handling, health and safety, and what happens when something goes wrong. This is the part that separates commercial contractors from domestic cleaners.

Being straight about what a website does here: it wins you the small and mid-sized commercial contracts, and it makes you credible when a manager is deciding who to shortlist. It does not win large contracts. Those go through tenders and procurement frameworks, and no website replaces that process.

Case study

A communal cleaning contractor
starting from no online presence

C&S Cleaning Services clean communal areas in blocks of flats. Their buyers are building managers and landlords. They had no website and no Google presence, so none of those buyers could find them.

Three months after launch: over 5,000 search impressions, around 50 clicks, and enquiries coming in — one of which converted into a paid job.
